The Corporation of the District of North Vancouver (the Owner) invites tenders for ITT-002-23, Construction of Tenant Improvements (Fit-Out) of the Lynn Creek Community Recreation Centre. Tenders will only be accepted from contractors previously prequalified under RFQ-006-22, as follows:

Lynn Creek Community Recreation Centre (“LCCRC”) is part of a mixed-use development located at the southwest corner of Hunter Street and Mountain Highway in the Lynn Creek Town Centre area of the District. The development consists of two multi story residential buildings and a Community Recreation Centre (“CRC”). LCCRC is the eastern most building and occupies 3-stories of space, at approximately 27,000 square feet. The tenant improvements will consist of a full-sized gymnasium, a community living room, childcare, express library, community meeting rooms, and multipurpose rooms for activities and gatherings. Forty-nine (49) parking stalls dedicated for the recreation centre are located in the parking structure below and adjacent to the CRC.The LCCRC has been constructed to a shell building status (the “Shell Building”), and the work for this ITT may generally be described as the fit out (“Tenant Improvement”) of the Shell Building. The Shell Building will be available to the successful Contractor to begin work following the contract award. The community centre parking spaces will be available for vehicle parking for the successful contractor.
The specific scope of work for this ITT (the “Work”) is set out in detail in the drawings and specifications provided as part of this ITT (the “Drawings and Specifications”). The Work includes all of what are referred to in the Drawings and Specifications as Tenant Improvements (“TI”) and includes any modifications of the Shell Building that are required in order to perform the TI work, or are required for integration of the TI work with the Shell Building.
