    Window Replacement in all 24 suites in the building and all windows in the stairwells. 1. General 1.1 SECTION INCLUDES .1 This Section specifies window systems of the following types: .1 Combinations of fixed and casement, Picture windows, fixed and Awning .2 This Section specifies windows as pre-assembled units, including factory installation of glass and glazing. 1.2 REFERENCE DOCUMENTS .1 Canadian General Standards Board (CGSB): .1 CAN/CGSB-12.8-97 Insulating Glass Units .2 Canadian Standards Association (CSA): .1 CSA-A440/A440.1-00(2005) Windows / Special Publication, User Selection Guide to CSA Standard A440-00, Windows .2 CSA-A440.2/A440.3-09 Energy Performance Evaluation of Windows and Other Fenestration Systems / User Guide to CSA Standard A440.2-09 1.3 DEFINITIONS .1 Single Unit Window: a window consisting of one fixed or one operable lite. .2 Combination Window: a combination of complete window assemblies, two maximum, whose frames are mulled together. Combination windows may consist of fixed or operable windows, or a combination of both. 1.4 DELIVERY, STORAGE, AND HANDLING .1 Waste Management and Disposal: .1 Protect carpet, ceiling, systems and all adjacent surfaces from damage, staining or construction wear. .2 All demolished windows / patio doors shall become the property of the contractor. .3 Remove all old windows / patio doors and demolished items away from the site at regular intervals. .4 Dispose of all waste material to a designated disposal area. 2. Products 2.1 SINGLE UNIT WINDOWS .1 Meet or exceed requirements of CSA-A440, and the following performance requirements: Gienow, Equibuilt, All Weather Windows or equivalent are acceptable window types. .1 Air Tightness Rating, Fixed Windows: Fixed. .2 Air Tightness Rating, Operable Windows: A3. .3 Water Tightness Rating: B3. .4 Wind Load Resistance Rating: C3. .5 Forced Entry: F2, pass test for resistance to forced entry. .6 Insect Screens: S2 .7 Glazing: G1, clear. .8 Overall Window U-Value: maximum 2.20 W/m2 °C. 2.2 COMBINATION AND COMPOSITE WINDOWS .1 Meet or exceed requirements of CSA-A440 for combination and composite windows, and the performance requirements for single unit windows. .2 Insulating Foam Sealant: one-part polyurethane, closed cell foam, skin-forming type, expanding maximum 25%. .3 Screens: standard duty, aluminum mesh with extruded aluminum sash and four metal clip or screw retainers per side. Screen sash finish shall match color of window sash. 2.3 FRAME AND SASH FINISHES .1 Vinyl: Brown 2.4 INSTALLATION .1 Erect and secure window units in prepared openings, plumb and square, free from warp, twist or superimposed loads. .2 Mount window with exterior surface of main frame flush with exterior sheathing. .3 Secure work accurately to structure and in a manner not restricting thermal movement of materials. .4 Transfer window dead load to wall construction by anchors alone or in combination with plastic shims. Wood shims are not acceptable. .5 Place shims under sill frame at setting block locations, and as recommended by window frame manufacturer. .6 Conceal all anchors and fitments. Exposed heads of fasteners are not permitted. .7 Maintain dimensional tolerances after installation. Maintain alignment with adjacent work. .8 Provide seal around interior perimeter of window frame using foam joint sealant or foam backer rod, size as required to lightly compress between frame and rough opening, and sealant. .9 Provide seal at head and jamb of exterior perimeter of window frame using foam joint sealant or foam backer rod, size as required to lightly compress between frame and rough opening, and sealant. .10 Install sealant, in accordance with Section 07 92 00, and related materials as indicated on drawings. a. Sealant to suite application recommended by manufacturer. Using a gun with proper size nozzle to leave a weather tight and air tight installation. b. Form surface of sealant smooth and free from ridges, air pockets and imbedded materials. c. Clean adjacent surfaces immediately, leave work neat and clean. Remove excess sealant and droppings. d. Supply metal flashings on existing or repaired, replaced sills, to direct any water from coming to rest on sills. Supply metal flashing on all 2x6 exterior trim. Color to be determined by Leduc Foundation. e. Remove and replace any and all damaged material around all windows during installation. .11 Adjust operable sash and hardware to operate smoothly. .12 Clean interior and exterior surfaces as soon as adjacent contaminating activities are completed, to recommendations of window manufacturer. .13 The contractor shall patch, repair and paint all surfaces around new window if damage occurs. Paint will be Cloverdale Ecologic Eggshell Latex Base Level 2 70693w. Color will be Leduc Foundation color. .14 Install new window trims on the inside of suite. Wood trim shall be two and a quarter inch pine, primed, painted and neatly installed. .15 Trim Paint will be Cloverdale Ecologic Eggshell Latex Base Level 2 70693w. Color will be Leduc Foundation color. 3. Contractor 3.1 CONTRACTOR RESPONSIBILITY .1 The contractor shall supervise and direct the work and insure that the safety and peace of the tenants is not compromised or ignored when he is working in their specific suite. .2 The contractor shall coordinate with the owner or his designated personnel to ensure that access to the rooms are carried out in an orderly manner and with reasonable notice. .3 The contractor shall confine equipment and the storage of the products to specific areas as defined by the owner. The contractor shall not encumber the corridors and common resident spaces with products or equipment. .4 Should the contractor in performing the work of the contract damage the area near or around the window openings’ the contractor shall be responsible for the making good of such damage at the contractors’ expense. .5 The contractor shall be responsible for any and all equipment required for window installation and shall make good for any damage to the grounds and shrubs as a result of such equipment or disposal of debris. 3.2 CONTRACT TIME AND SCHEDULE .1 The contractor shall provide the owner with a schedule of work, clearly identifying by blocks of rooms, the work intended for each day. .2 The contractor shall clearly indicate the sequence of suites he intends to follow, so as to give the owner’s sufficient time to arrange for removal of curtains, and to relocate the furniture, or the relocation of items on the walls, in the immediate area of each window being replaced. .3 No new work will be commenced in areas until the work that has been commenced, has been satisfactorily completed. .4 The schedule shall be provided to and reviewed in detail with the owner prior to commencing any work on site. .5 Commence removals of existing windows only if weather conditions permit, and outside average temperatures are above +5 degrees Celsius. 3.3 WORKING HOURS .1 The contractor shall be permitted to do work on the site between the hours of 8:30 am and 6:00 pm Monday to Friday. .2 No work will be permitted to be carried out on Sundays. .3 The contractor shall inform and receive approval from the owner for any work to be done outside of mentioned hours. 3.4 GENERAL INSTALLATION PROVISION FOR WORK WITHIN THE TENANTS SUITES .1 The owner will remove curtains and items on the walls in the immediate area of the window being replaced. .2 The owner will arrange to remove all furniture and personal belongings of tenants in the area of the work, prior to the contractor being allowed to commence work in a suite. .3 The contractor shall provide adequate protection on the floor to protect the existing flooring from damage and clean up any debris left in suite. Contractor will hang drop sheets to prevent dust from entering the suite while work takes place. .4 The contractor shall schedule work in the rooms to ensure that the existing window is immediately replaced with the new window and that the opening is not left empty overnight. 3.5 TEMPORARY FACILITIES AND CONTROLS .1 Review and approval is required from the owner for storage of equipment or material on site. .2 Contractor shall provide any equipment that may be required for the installation of the windows. .3 Contractor shall supply and maintain on site metal waste disposal containers with lids for collection and temporary storage of waste materials rubbish and debris. .4 Comply with provincial and municipal laws, rules and regulations pertaining to disposal operations. .5 Contractor will be permitted the use of assigned sanitary facilities (PUBLIC WASHROOM) only. The contractor shall be responsible for maintaining assigned facilities in a clean and tidy manor. .6 The contractor will be permitted use of existing light and power for construction purposes at no cost to the contractor. Contractor will be responsible for all connections, power cords, and shall be responsible to ensure that extension power cords are not a hazard to the tenants, staff, or visitors. END OF SECTION
