Description of Procurement
The University is conducting a Request for Proposals for facility maintenance and operations services for the University’s new School of Medicine site and building located at 150 Central Park Drive, Brampton, including but not limited to:
- Responding to all occupants' facilities requests;
- 24/7/365 on call emergency facilities services;
- Performing in house and/or selecting and managing subcontractors for many services, not limited to:
- Janitorial/cleaning services
- Snow removal services;
- Landscaping services;
- HVAC maintenance services;
- Fire alarm and sprinkler inspection, testing, maintenance and repair services; and
- Many others.
The University intends to execute a Master Services Agreement for these Services, provided in Appendix E.
Please note:
For the most part, the site and building will be under construction until 2027. There are some areas that are tenanted and will remain open throughout the term of the Agreement.
It is expected that the majority of occupancy will start in July 2025. TMU’s medical school will open September 2025, with more fit outs to be completed by December 2026.
The procurement is anticipated to involve negotiation. An electronic auction is not anticipated.

Minimum Passing Score
The Minimum Passing Score for Stage 2 - Technical Evaluation is 45 out of 65 Points.
The Minimum Passing Score for Stage 3 - Presentation is 10 out of 15 Points.

Contract Details
The term of the Final Agreement is three (3) years, plus two (2) optional renewal periods of one (1) year each, at the University’s discretion.
