Red Deer School Division - Invitation to Bid - Mountview Elementary School - Structure Repairs

The scope of work includes renovations to the east classroom crawlspace of Mountview Elementary School. The sections of the building were constructed in 1955 and 1957. Under the 1955 section, the crawlspace height is approximately 1200 mm, and under the 1957 section, the crawlspace height is 810 mm. There is a concrete foundation wall separating the spaces. The wood joists are starting to rot where sitting on the exterior concrete foundation walls, and creating uneven floor surfaces, and cracking on the walls. .1 Contactor will be required to level the existing wood joists. .2 The scope includes adding 4 crawlspace access hatches. .3 Patch and repair the temporary 900x1200 mm access hole in one classroom. Install new subfloor and vinyl flooring. .4 Remove and cap the existing abandoned radiant heating lines in the crawlspace, to increase contractor access to the foundation walls. .5 Contractor may increase the size of the crawlspace vents to access the crawlspace areas, Contractor will be required to patch and repair the vents areas after construction. .6 RDPSD is currently completing a small kitchen renovation on the north side of the school. Coordination between Contractor and RDPSD may be required. .2 Contractor will be responsible for abatement of hazardous materials in the renovation areas. Hazardous Material Report has been included in the specification. The crawlspace is noted to have been abated previously, and an orange tarp has been laid over the dirt in the crawlspace. .3 Contractor is responsible to hold a pre and post construction site review with the Owner to verify all existing conditions. .4 School address is 4331 34 Street, Red Deer. .5 Owners legal name is 'The Red Deer School Division'.
